701 W. 2nd St., Maysville Commercial Warehouse/Office

Commercial building with a 4 room office, two restrooms, warehousing space, a full basement (high ceilings, exterior and interior accesses), attic accessed by staircase, and a fenced-in gravel parking lot, even provides an Ohio River view, all priced right $99,900!

     A copy of a recent survey of a portion of the subject property, as well as the legal description which describes the subject property as consisting of 7 tracts, is accessible by clicking on the ADDITIONAL INFORMATION link near the bottom of this page. The owner explained to me that this survey was prepared to show that a fallen retaining wall next to Rt. 8 (W. Second Street) was not the property owners', but rather State Right of Way (he informed me that the City of Maysville was trying to get the property owner to replace the fallen retaining wall); ultimately, the owner indicated that he was proven right and that the State of Kentucky ultimately repaired the right of way.
      The deed to the subject property describes the property as consisting of 7 tracts of land. The survey shows only that portion of the property that was in contention, not the "whole" property. According to the survey, it includes Tract 1, Tract 3, Tract 5, and part of Tract 7 of the property conveyed in Deed Book 310 page 368, and that this portion of the property consists of 1.044 acres (the owner indicated that he thinks the total acreage of the property exceeds 2 acres???). First note that the fence and concrete wall further extend to and encompass Parcels 39 and 41 (which I assume are actually owned by the Railroad???. The survey does not indicate who owns Parcel 39 and 41 but shows that the chainlink fence extends to and encompasses these parcels even though they were not conveyed by deed and were not included in the 1.044 acres that was surveyed, meaning apparently that more than 1.044 acres is at least partially fenced in/owned/used). However if you notice the area on the far side of the Railroad tracks, there are additional Tracts across the railroad tracks from W. Second Street that are also described in Deed Book 310 page 368 (Tracts 2, 4, 6, and the remainder of Tract 7; Parcel 10 is apparently owned by the Railroad???) and thus are additional acreages of the subject property (the deed does indicate that Tracts, 2, 4, and 6 lie between the Railroad Right of Way and extend to the Ohio River; Tract 7 indicates that the property extends to the low water mark of the Ohio River, but fronts on the Old Blue Run Turnpike, which I assume is an old name for Rt. 8/West Second Street???).
      The building on the subject property consists of a solid brick structure over a full basement, with an attic of a height sufficient to walk and use for storage purposes that is accessed by an interior staircase.
      The main level of the building is provided with a reception area, a storage room (that could provide for a small office), with two additional offices in the rear, and with two restrooms. The office space can be accessed directly from W. Second Street/Rt. 8, or from the interior of the fenced in gravel parking lot; thus one could lease the office space out separate from the warehousing and gravel parking lot if one so desired. In addition, there is a warehousing area that is accessed by a garage door accessible from the fenced-in gravel parking lot.
     The attic is accessed only by means of the staircase situated in the warehousing area of the main level. You could probably install some sort of freight elevator to make the attic more usable. Alternatively, if you did not require the use of the attic, you could remove the staircase to increase the usable floor space of the main level.
      The basement is accessible from the main level of the building (there is a "trap" type door that permits you to cover the basement staircase if you wanted to utilize the main level without providing access to the basement from the main level, so if you wanted to lease out the basement for storage of a boat/vehicle/etc., you could do so). The basement has very high ceilings, and has concrete supporting systems built into the walls, with HEAVY steel and wood supports, and appears to be very well constructed. The basement is provided with an access doorway from the rear of the building, however to maximize use of the basement, one would probably move the door more centrally and make the opening of a sufficient size to permit access by trucks/boats to make the storage more usable (you could park trucks or a boat in the basement if a bigger door was put in place). The basement was damp June 17th, 2010, probably a combination of a leak due to the recent heavy rains we have been experiencing, as well as "sweat" from the very humid weather. When I say damp, I am stating that on the date indicated, the floors were wet, but no standing water was in place (that is not to say that water never stands as I can only report what I saw). The basement is well-lit with numerous lights suspended from the ceiling.
      The commercial building is situated fairly central to the road frontage, with a chainlink fenced lot located on the right side of the front of the building at road grade, with a second lot, below road grade, located on the left side of the building front (this second lot is not fenced-in). The lot on the left side of the building permits you to access the rear basement level of the commercial building.
       The property is provided with gas, water, electric, telephone, cable, and sewage; the property is situated within the Maysville City Limits. According to the Zoning Map, City of Maysville, as published online, it appears that the subject property is zoned I-2A, Heavy Industrial (click on the following link to access the online zoning map:

     According to Title 320 Zoning Regulations, the "Heavy industrial (I-2A, I-2B).  The I-2 districts have been established to protect existing manufacturing industries and encourage recruitment of new major manufacturing industries in areas which are accessible to the facilities they require, such as rail service".       Due to the near proximity of the Ohio River, and as portions of the property apparently extend to the Ohio River, part of the property is obviously subject to flooding and would be located within a designated flood hazard boundary zone. A flood map is accessible by clicking on the FLOOD MAP link near the bottom of the page, consisting of a portion of  Flood Hazard Boundary Map 21161C0092D which I believe includes the subject property? However, considering the scale of the map and the poor resolution of the aerial photography, I am not 100 percent certain where/if the subject property is situated on said map, however it could be that while the majority of the property may be impacted by a recognized flood hazard boundary/zone, it appears that the building itself, or a portion thereof, may not be impacted by a recognized flood hazard boundary or zone???
